Syndicate Real Estate Group LLC was formed in 2020 after the national Covid shutdown with a prospective pipeline of $220mm. We are a team of dedicated multifamily real estate veterans with over 75 years of combined experience in the industry led by our absolute integrity of action, transactional skill and development expertise. Syndicate Real Estate Group is Intentionally Different. We believe doing the right thing in all aspects of our firm differentiates us from other development firms. Tom Doster - Founder & Managing Member
Tom brings a wealth of experience to Syndicate Real Estate Group, with a distinguished career in real estate encompassing the design, construction, owner's representation, development and disposition of 17,438+ residential units in multifamily projects, and more than 800,000 square feet of new commercial space and approximately 100 retail/commercial tenant improvements across 11 states.
With over 30 years of industry experience, Tom manages Syndicate Real Estate Group, overseeing overall business operations and development strategies. His responsibilities include initial site selection, entitlement processing, and pre-construction activities, ensuring that the design team maintains underwriting fundamentals through integrated project delivery and lean methodologies. Tom directs each investment opportunity from preconstruction services through to the certificate of occupancy, ensuring quality, schedule, and budget adherence, while minimizing investment risk.
Tom holds a Master of Science degree in Real Estate Development and Construction Management from the University of Denver and a Bachelor’s degree from San Francisco State University. Outside the office Tom was married on May 3, 2025 and enjoys spend time with his bride, family and friends, enjoys golfing, hiking and mountain biking.
Olivier Severin - Principal
Olivier has been involved with Design, Development & Renovation of Hotels, Luxury Multi-Family, Residential and Mixed-Use projects both domestically and internationally for over the past 20 years, with combined budgets in the
$billions. Olivier began his design career in the late ’90s with ‘Bent Severin & Associates’ in San Francisco. Olivier became the President and CEO of ‘Bent Severin Design’ for over 10 years. As CEO, Olivier focused heavily in China, Japan, Africa and UAE and successfully designed numerous hotels in more than 25 countries with all the major hotel groups such as Starwood, Marriott, Accor, Associa Hotels, Hilton, Hyatt, Raffles and Fairmont. Olivier joined Prometheus Real Estate Group, as Senior Director of Design, where he developed a multi billion-dollar pipeline of top- tier new Multi-Family developments and over $200M in Capital Renovations. He is now the principal at Severin Group with an extensive multifamily and hospitality background. Olivier received his Bachelors of Architecture in Architecture at Cal Poly, San Luis Obispo. Ryan Holtmann - Principal
Ryan Holtmann graduated from The Ohio State University with a Bachelor of Science in Architecture. He then went on to complete his Master of Architecture at The University of Colorado Denver.
Ryan’s 13 years’ experience has been in leading and guiding project teams from conceptual designs through building constructions has created many successes for his clients.
Ryan fosters collaboration and performance within the firm and maintains a team approach on all projects. He now is principal and owner of Design Studio Architects with an extensive background in multi-family design and construction. Heidi Doster - Principal
Heidi manages Syndicate Real Estate Group and leads our firm ensuring the success of our daily operations. She has been in a leadership role for the last 25 years and utilizes her experience in property management, marketing, accounting, compliance and project coordination functions to keep every Syndicate Real Estate Group project on track for a successful outcome.
